It’s never too late to learn a language. However, French is one hell of a step coming from English.
French is my main language and even if I’ve been speaking it for close to 40 years now, I still learn language exceptions and rules today.

My Zephyrus G14 reaches 80°C on both the GPU and CPU, they’re not made to be running at ice-cold temperatures. I got it in late 2021 and it still runs like it’s brand new, even with high temps in AAA games.
Gaming laptop are made to be used while plugged in, on the move. You CAN play games on the battery but it’s perfectly normal that it drains faster than a soda bottle found by a toddler. If you use it on the battery to do light work (database, IDE, YT, Facebook etc.), there are battery modes that will disable the GPU and use the integrated graphics. I get up to 8 hours from light tasking on mine.

First, you want to play on high/60fps but at what resolution? Paying over 1700$CAD for a RTX4090 GPU seems overkill while a RX6800 or a RX7700/7800 would let you play at 1080p/1440p at high settings at a fraction of the price.
SSD is fine.
PSU could be reduced to 850W.
64GB RAM is overkill for gaming right now but potentially useful in the upcoming years.
Bottom line, you could save here and there and still have a capable AM5 machine.
If you want value for your buck, build yourself an AM4 machine. Yes, AM5 is out now but your rig could still last you many many years with the right AM4 components.
Exactly the same here, we were renting up until 2018 at 900$CAD/month. Our mortgage is 950$CAD/month and our old apartment is now 1200$CAD/month. All expenses included, it’s s more expensive to rent than to own.
First time buyers can’t hardly get a mortgage now unless you were stashing cash or staying at your parents’ for a while.
